What do buyers and sellers ask about Sienna?

What is the real property tax rate on a Sienna house?

It depends on the utility district. For tax year 2025, Fort Bend ISD, Fort Bend County with its drainage fund, the levee district and a Sienna MUD added up to between $2.2889 per $100 of value in MUD 3 and $2.9414 in MUDs 6 and 7. The annexed former MUD 2 sections pay Missouri City's rate instead of a MUD.

The developer's tax table assigns each Sienna neighborhood to one district, and Tax Tech, the districts' tax collector, lists each rate line by line, including the road and contract taxes inside MUDs 4, 6 and 7. Several districts still have most of their voter-approved bonds left to sell, which can move a rate later. Exemptions come off taxable value first. Is Sienna protected by a levee, and does it still flood?

Most of Sienna sits inside two levee systems, 20.1 miles in all, run by the Sienna Parks & Levee Improvement District, which closes flood gates and pumps rain out when the Brazos is high. During Hurricane Harvey the levees held, but the district's engineers counted 73 homes with water damage from rain that fell inside the system.

Voters approved $139 million in November 2018 for more pumping, storage and flood gates, and the district levied $0.4125 per $100 for 2025 and 2026. It urges residents to look into flood insurance, and whether a lender requires a policy depends on the lot's FEMA map. Is my Sienna address inside Missouri City?

Only if the lot is in one of the parts of Sienna inside the city limits. Most of Sienna lies in Missouri City's extraterritorial jurisdiction, where the city levies no property tax. Missouri City annexed the former Sienna MUD 2 sections on August 21, 2023, and parts of MUDs 3, 10 and 12 are inside its limits too. The parcel's appraisal district account lists the city where it applies.

The annexed homes went on the city's tax roll for 2024, with the first payment due January 31, 2025, and pay the city's rate, $0.570825 per $100 for 2025, where they used to pay MUD 2. Each of the other Sienna MUDs has an agreement with the city that may set how and when its land outside the city is annexed. Should I buy a new home or a resale in Sienna?

Compare them on the full monthly cost rather than the price alone. A builder prices a new home from its price sheet and sells it on its own contract, while a resale is priced against closed sales, and as of September 2026 Sienna homes closed at 97.7 percent of list price. In Redfin's figures for June through August 2026, 53.1% took a cut first.

The tax rate can differ as much as the price: a home in MUD 6 or 7 carried $1.05 per $100 of utility district tax for 2025 against $0.3975 in MUD 3. Ask for each district's notice to purchasers, the builder's incentives in writing and the closed sales in the resale's own section. How do you get from Sienna to Beltway 8, and what does it cost?

The Fort Bend Parkway Toll Road starts at Sienna Parkway and runs 6.2 tolled miles to Beltway 8, then on to US-90A. With a toll tag, a two-axle car pays $0.51 at each of three plazas and $0.77 at Fondren, $2.30 for all four. The road takes no cash and has no pay by mail.

The Fort Bend County Toll Road Authority runs the section from Sienna Parkway to Beltway 8, and the Harris County Toll Road Authority runs it north of there. A car needs an electronic tag such as EZ TAG or TxTag, and a vehicle without one pays the violation rate.
